will not give back my deposit because of the smell of dogs in house. Carpets must be replaced to get rid of that smell. I was told some time ago that the deposit was just $300 and I did not expect it back. I know the house smelled bad like dogs....heck 11yrs of having dog on carpeting does that.....

Oh, brother. ELEVEN YEARS without changing the carpeting and he thinks he shouldn't give back the deposit? Good grief.
Well, it's good that you expected to write it off anyway. Just forget about it at this point, and move forward!

i have already determined when i move that i wont be getting my deposit back either, due to stains in the (white!!! carpet!!). .. but i guess if we expect it then its not much of a loss. you accomplished so much getting everything together and cleaned up and thrown away for your move. you def. deserve a congratulations for that!

After that time the rugs needed to be replaced anyway. Hard to get deposits back these days. You did a great job getting out and getting it cleaned up in the short amount of time you had. That is the true reward!

11 years and he wasn't going to change the carpet for the next tenant anyway? LIAR. or slumlord. and you said they were old anyway when you moved in. what an flimsy excuse. its good you're not sweating it. I think its not worth the effort to fight.

gosh thats a bit unfair! the carpet in my mums house was ruined and even though I cleaned it as best I could it smelled of cat after 15 years there, and bad hoarding. The landlord refunded the full bond, and said that they would expect to replace carpets and paint after that length of time.

I have to disagree with some of you on this. I've known more homes with 11 yr old carpet that was still in good condition than not. The age doesn't constitute replacement but condition, and while many of us have pets, it is a fact that a home with cats or dogs, and especially the home of a squalorer/hoarder, will have alot harder wear and tear than a home without them. Not getting damage deposits and such back is just another of the negative and self destructive repercussions of our lifestyes, something I think we can expect as long as we continue to live as we do. Just because we live in squalor doesn't negate the fact we must take responsibilty for the problems it causes. BTT seems fine with stepping up to the plate with this, at least that's the way I take his post. In fact, I look at it as a preventive warning to others that this is something that CAN lose a renter their deposit, as in 'renter beware'. Fivecat

I agree 5cat. I built my home new in 1992 and still have the original carpeting in some areas. All of my fur kids were house trained except for an occasional accident if one of them was ill. Even when I had the 4 Rotties I never had a problem and people didn't think I had pets in here at all. Even when I allowed the clutter to occur there wasn't any odor of pets. Regular vacuuming and shampooing those new carpets should help keep the new place clean and odor free.

yes I need a vacuuming today....thanks SNM for telling me what I need to do today....I have also to shop vac the area where I spilled the Tide detergent and in living room is that shop vac taking up space I do not want taken....my plan was to take shop vac to my mom's and leave it in her garage but really her garage is so full of clutter it is two car garage and no car fits for twenty years now I bet.....and it has an attic in the garage which holds stuff too...
but I commit to running my good vacuum on the carpeting today and to do the clean up on the tide spot today with vinegar and shop vac

btt - you're fortunate to be able to get a new start, even though it was a tough unexpected road you were faced with. Many hear could only dream of starting new again. If you get that new place all organized and keep up with the maintaining of it you'll see so many new possibilities come into your life.
Even the most chaotic things will seem to flow smoothly for you. Things can only happen if you put some effort, time and determination into it. Devote a set amount of time to get unpacked and place things in their "home". The longer you let them be until "later", you may find yourself back where you were before you moved. Once that is done, maintain those clean spaces daily. Take advantage of the time you have off while on UE.
Allow yourself to enjoy the a new clean home for yourself and those fur kids.

One thing I wanted to point out as another person who has cleaned up a rental from squalor and then completed a move--I have pictures of the move out condition of my former place, and had a number of people who were pushing me to pursue the deposit.
The reality is that like BTT, I know my dog did some damage. In my case it wasn't a smell residue that was left behind, but she did chew a small hole in the carpet by the door, and likewise had had potty accidents (which for the most part I was able to take care of, but it's imperfect).
While yes, after 7 years, much could have been chalked up to wear and tear, the reality is that when a landlord keeps us on as squalorous tenants, for whatever reason, especially if they *know* about the squalor (and my landlord did), I think that goes beyond regular wear and tear. And quite frankly, we're lucky when any landlord tolerates us as tenants long enough for us to get ourselves together to want to work on our squalor issues.
For my part, yes financially I sure could have used the deposit back. But on an ethical/spiritual level, I do not feel that I owe my former landlord anything because I cleaned up the place very well, and am not making an issue of my deposit. I believe that in the future I could use her as a reference--this is in part because I have photos of the move out condition and I know that I didn't make an issue of the deposit. Ethically I feel done, and right now that's worth more to me than the money.
BTT, I think there is a great deal of honor in walking the middle path with this person who demonstrated generosity to you. Perhaps your reasons for being ok with this are different than mine, perhaps they are the same.

my issue was not horrid squalor of course I had a dirty home....it was full of dust and dirty to the core...the dog hair was stuff that made it even worse...but I sleep well knowing I brought in cleaners and they did a good job...my landlord was a friend...he and I hunted together....he never gave me a moments grief on being late with my rent EVER....I had to give the house back in the best way I could....the fact I did not vacuum much added to the dog smells...and it was 11yrs that this condition kept on keeping on...I got married but wife was a squalor person worse than many I have ever known...(honestly I should never have married her as I was being Knight in Shining Armour and rescuer)....but getting that place to where he said to me you did a good job on the house was as high a compliment as I could have ever wanted....I worked to get my junk out of there....I should not have had so much junk in first place...what did I want it for...what was it good for? I am very happy to have the new start....but my back is still smarting for sure from all this activity of moving over the last three weeks...you know I really did not start any packing until I had secured the house to move to....I did not want it all out of the spots it was in out in the pathways like it is now in the new house.....
I am going to spend time getting my back rested over this weekend...I can start unpacking any day I want...today I moved the stove and dishwasher where I want them and I pulled the clock radio out of box and plugged it in my bedside so I could listen to the baseball game tonight which is on right now....I really did hardly anything today but I got several things going....found I have to have a 220 volt plug installed by the stove as none exists there and my stove is 220volts....tapped down some carpet tac or something at the front door that I stepped on and found sharp....made it not sharp now...and I committed to vacuuming the house tonight before bedtime....I have yet to do that...and to do the removal of the soap with the shop vac and vinegar solution that was suggested here....so those items are to be done still...I have all evening and night to get them done but feel I will for sure because I want a clean house and do not want to stain the new carpet from soap spill.....
I will be as motivated as I can be when I get to where I want with this back ache and the simple desire to rest right now....it is excuse but I am excusing myself for what I have already gotten done....it was huge to me to move....huge...huge huge....I hope of course I have every opportunity to stay right here for just as long as I was at the last place...that is why I am making improvements like the gas pipe and the electric change and the new faucet in kitchen....I want to be complete and comfortable here for long time at no fear of cost of doing so....

BTT, yes it was a huge, huge move! You deserve a little rest and some time for back to recuperate. 5cat, it has been my experience that in general the rentals do not have best high quality carpet. My owner friends put in the lower quality because they know they will have issues with renters and are not out as much when they do have to replace it. My parents put in the high quality stuff and after years of us, a dog, grand kids and more grand kids it still looked great.

Not me! I have my hands full with two dogs and that is all I can handle.... hugs btt
