A brief note about inspections ( I am sure CLSS will do a much better job explaining when she returns!) is that we have them for various reasons, to make sure that houses are up to code and whatnot. Possible inspection reasons: Code check done of apartment buildings, I think these are done every five years or so by the city. I had one of these before. They make sure that all the electrical and plumbing is ok, that exit routes are accessible, etc. Inspection by social services of people who receive such services or wish to. I had one of these before when I was signing up for welfare. Actually two times. They are coming in to check that each person you say lives there, actually lives there, and nobody else, and they checked to make sure everybody had their own bed, etc. Inspections by landlords. These are probably done to check and make sure things are up to code. Not sure of the rules on that one. Anybody else know anything else? I CANNOT wait until CL gets back! This sort of informational post sure is a hard job to do!

I have been a renter all my adult life (the last 40+ years) in San Francisco & surrounding area. In all that time, I have **never** had any kind of inspection, anywhere I've lived. The only visits I've had from various apartment managers were to repair a specific problem or check smoke detectors or other routine maintenance.
I was very surprised to read about all these inspections when I first joined here quite a few years ago. I'm still surprised how common it seems to be--maybe California or SF in particular has some kind of law that prevents it unless it's in response to a specific complaint? I know that, except in emergency situations, landlords or managers here have to give you 24 hours' notice before they come in for any reason.

Nope, I had my inspections in California. It is done on multi family dwellings though and only every five years or something, so its quite possible some people have never had to go through it, but they are supposed to happen.

Re: BlackSwan's and Moggyfan's replies regarding why inspections are done (or not done) in specific places.
Federally subsidized housing requires inspections per HUD regulations. Not all multi-family housing in California is subject to these inspections.
Not all rentals are subject to routine inspections in all locales.

you may have fallen off the maintenance bandwagon -me too! all the time-
BUT these things are different from last time (probably)
1) I'm sure it will take less time this time. it almost always is easier each time. 2) you can hire help! you have money to do so! 3) you know what to do and have experience at it (skill, efficiency). 4) you are confident you can do it. 5)you are getting started right away, not temporarily paralysed. 6)you're kicking yourself for not acting a certain way (implementing maintenance), not for being "bad" or "yucky" in the eyes of others.
these are all improvements.
failing is part of achieving the goal. 3 steps forward, 2 steps back. gets you there!

I have an inspection for the house we are renting coming up, too. It is at 6 months of our rental agreement. After that they have a yearly one for another lease agreement. I was told they are looking to see that the property is being taken care of, no wild paint or damage to walls or floors. Clean and safe. No other people or pets living here. Mainly living up to our rental agreement. I personally like it. Making me have to stay clean and neat. Training self with new habits.

I almost wished for inspection at the old place after I asked for new carpeting....the guy said he would have to inspect for other damages...but he never set it up to come over and do...he was pretty lax landlord if you ask me....but hey...I lived there 11yrs under him so I like lax...this new guy seems similar except in terms of on time rent payments...he wants it on time or you pay fines...and not to be confused a weekend month end means it can be a tad late but the thing is I do not want to bend any rules here...I have no other place to retreat to...this is home and I want a home...not a stop on the road as a home mover....I hate to move...if I do right by this guy I know I will be treated fairly...and he lives next door to a very very old friend of mine...in nice neighborhood...so he is here to do one thing...make money...if I mess with his money he will mess with me...and I am seeing he has had a lot of turnover on this house...by the mail I get for different people that no longer are here....

They do inspects for various reason where I live - some of it is to just snoop I suppose - make sure we aren't setting up businesses or have tons of people living there - manufacturing drugs - so on and so forth. It isn't like they will fix things they are supposed to fix or anything.

these are all improvements. YES !!! Exactly!Puppybox summed it up well. My home looks AWESOME now. Inspection was done about 4 hours ago. Very long story. Miraculous, Wonderful, and Amazing. The biggest news is that it WASN'T a "screaming banshee woman marathon". It has been an intense but amazingly calm week. The woman I hired is awesome. Will tell the story tomorrow or the next day ... after I've had some rest. Love, Lioness ====================
