If your house was at anywhere from a level 2 to 3+, how long did it take to clean it out and put it up for sale? We are seriously considering doing this and I have no idea how long it might take. We have 4 bedrooms that are probably each a day's work, living room/dining room/kitchen which are probably each a day's work or more, then a basement and garage that you can't even get in to. Of course, we don't have full days to work on this, so a "day's work" might take a week or more when you add in regular daily things like meals, laundry, homeschool, etc. Plus a new baby on the way. Are we crazy??? We live in a city row home and long to move to the country, preferably a one-story home with some land. Just curious to hear other people's experiences!

Oh Buttercup; I love the idea of moving and a fresh start! Especially out to the country or more rural area so that the children can play. How long will it take ?? The fast track is getting rid of everything you don't use...get the kids on board with helping by going to look at houses in the area in which you want to move. I'm excited for you!

A lot will depend on how you are set up to deal with things as well. How will you get rid of the "extra"? Trash, donate, rent dumpster, storage? Do you have an idea of what condition the house is below the mess? Will you need to remove carpeting or do any repairs?

Last time we sold a house, our realtor loaned us a video (yes, VCR, that how long its been!) that talked about staging your house. Essentially you want to PACK UP EVERYTHING that you do not need. You want the potential buyer to be able to visualize themselves and their things in your house. You need empty space and as little clutter as possible for them to do that. I packed up photos, knick knacks, books, all kings of stuff, did neatly stack uniform boxes against a wall and that didn't interfere with showing. All the rooms must be accessible. I remember looking at houses, again years ago, and one had a junk filled garage and shed. We didn't even look inside that one. So I would suggest you spend a couple of weekends clearing out the garage and basement first. The BEST thing to do: get a realtor to meet with you NOW with no cleaning or anything, and give you unbiased realistic feedback, an estimate of what you could realistically expect in three particular market in your area. Then look at what your ideal home would cost. and what kind of mortgage you could qualify for. Then you can see if this is realistic or crazy idea!
