Betsy that sounds like a great opportunity for you the realtor thing, if it's not too far off, if it's months away don't wait for that.
Don't worry about a final solution. Dealing with things in multiple ways is also OK. If you are actually bagging non valuable stuff for goodwill then you are in process. Once you've finished that, then you can make a decision on the other stuff.
One suggestion, if decluttering is important right now is consider bagging things for GWthat you would ask for $5 or less for at a garage sale rather than $1. Keeping items that you would only ask $5 for at a garage sale is not a great idea, because even at that price, someone has to want it, and things are bargained down, you will end up with a whole bunch of that stuff left after a sale.
My suggestion, only keep things you would ask $10-15 for, because those might get bargained down even to five at the end of the day. But you can start with just getting rid of the $1 stuff. When you are left with stuff that is worth maybe $5 an up, then you can re-evaluate.

I always vote for Goodwill, but I also have regular employment. For me a few hundred dollars is still nothing to sneeze at, however, the chaos that would unfold in my home if I kept it makes it impossible for me.

At my last garage sale, I offered to let the kids sell their stuff, too, and keep track of who sold what.
I also paid for an ad in the paper, and bought the kids some cheap snacks beforehand.
By the time I paid for the ad and the snacks, and gave everyone what they claimed they had earned through their sales, I lost money.
I say, since you will never get out of it what you put into it, and you can write it off for more than selling it will probably bring, donate and write it off of your taxes.
