best of luck BTT--GET AN INSPECTION!!!!!!
As the longtime tenant you may already know more about the house than the landlord, but get an inspection

Happy to read that you are contemplating home ownership. It is such a wonderful feeling to own one's own property and not fear unexpected intrusions from a landlord. You'll be buying peace of mind and, in the long-term, it's much cheaper to own than rent -- in my experience.

Good luck BTT! I know that I love owning instead of renting, well, except for the repair bills.

I am reaching out for a mortgage company that offered 3.5% down and hurt credit ratings for mortgage....I called and asked to see if they could do $100K....not that I would pay that for this place....it is not that nice....the neighbor is selling and I do not know what they are seeking....but perhaps I am going to be moving out too....but I also reached out to my BIL's sister who works real estate....asking if they could help me find a place that takes dogs....that is my stumbling block...two dogs and big dogs...who need doggie door access to the yard....that is all they now know....I do no dog walking with leash now because of my knees...
I bought the weekend newspaper for first time in years and years....to read want ads about rentals.....someone from here The Royal Dump said her condo's are renting and allow dogs....but I really need fenced yard and access for dogs to get in and out from house without much help.....
I am so screwed....but I did a big purge last month with my garage sale and got some big junk outta here....and some just junk....

sorry to hear that you might have to move bigtimetroubles i hate moving! ive never had to move with big dogs but i can still imagine how that will limit your choices. have you looked on craigslist yet? thats how we found the place we are in now. you can narrow your search put in the words 'dog ok' and that will only give you listings where they allow dogs. (i did that with our cat). do you think you may buy the place?

Hi BTT! If you are really interested in buying the house look into a mortgage broker. They do all of the leg work as far as finding lenders that cater to someones specific needs. Buying a home can be a daunting experience, but it is so worth it. p.s. When we pre-qualified for our loan our broker told us that lenders were looking for credit scores over 620, low debt ratio and were only concerned with the last two years of our credit report. Hope this helps and good luck to you, either buying or renting.

I do not qualify for mortgage with 72% debt to income ratio....so I have got to move....looking at houses with fenced yards from CL saw one I am not really wanting it was in Illinois near steel mills and not a great deal for what it is...it is in construction repair state for now and he said it will be ready in July...I doubt that...it needs a lot of work now....but I am not going to rent that no matter unless I cannot find anything else in time first..... hugs btt

Btt--have you tried asking the landlord for more time? I know you're on a month to month lease, but surely he must understand that when you have a job (actually 2 jobs) it would be very hard for you to find time to move in that length of time!
I don't know what the law is in your state, but here even month to month lease tenants have to be given at least 30 days notice to move.
I know you're in a tough situation, but I'm glad to see you're still trying to find a way to take both of your dogs with you. I think I would rather live in a car than give up either of my cats--they are my family. I wish you good luck in figuring out the best possible solution to your problem--hopefully you'll find something that works.
In the meantime, I would ask the landlord for more time--I'm sure he doesn't want to deal with cleaning out your house himself if you don't have the time to do it! All he can do is say no.
Good luck Btt!
Diane

I did ask for more time......he has to ask owners....but he said you have month and half.....but I have only to say I have to find a place for my pets....he understood that need....said it will be hard to find one....so all I can do is wait to see what owners say....hugs btt

Good luck to you BTT. There's got to be some decent, affordable houses for rent in your area with fenced in yards for your pooches...hang in there. Hate to sound corny, but God works in mysterious ways sometimes, and this may all work out for the best for you (keeping my fingers crossed for you). And BTW, congrats on your 15 yrs of sobriety...that is something to be very proud of.

Congratz on 15 years!!!!!!!! In May I celebrated my 13, and a couple of days ago my 1 year free of addictive gaming!
I'll send prayers your way. I too need to move and just went through a very intense search, found someplace acceptable and 2 blocks from my daughter's new school. Then hit a rough patch with my land lord and it appeared she would give me a bad reference. In the end I think she gave me a good one, but it was scary going through the whole process and resisting the urge to do stupid things.
Anyway, sending prayers!!!!!
