I love all the windows! I dream of having a room like that. The bricks will help with keeping the room warm -passive heat sink and all that.

It does get to be so hard when we are older, not knowing what to do about staying or leaving. Home repairs can be so costly & as a house ages, so many things happen---sort of like our own bodies. My little Cape Cod home has cost a lot in the years since my husband died--new furnace & A/C needed, mold remediation & contractor work to replace what was torn out, old rotted shed torn down & new smaller one erected for yard tools, ladders, etc.,new storm doors Now still in process of squirrel removal traps set up & later vents that were chewed open replaced AGAIN, etc. I wish my DH were still here to help me make decisions. I can no longer mow the lawn, so pay to have that done. I can still weed, trim bushes, etc. if I pace myself. And yet---I want to be here.I could not live any cheaper in an apartment, but life would be easier, & most will take one small animal. I only have my Kippie cat. If I were younger , there are other things that would be nice to do, but some things just are not worth draining money on, when they are imperfect, but functional. It must be hard to also have to worry about earthquake possibilities as well. We did have one here a few years ago, but there was no damage to my house. I wish you peace of mind & the strength to do whatever you ultimately decide to do. catcat

H2H, I support your decisions as you are working through your options here. I am on an almost parallel path with my own property. Different life circumstances, but similar property circumstances. So I have been reading along, nodding in agreement as you try on different ideas. Thank you for sharing your thoughts here.

I think you've contacted various builders, there are Quantity Surveyors who can give an independent view of the options, whether it's : repair, sale of property as is, sale of property as a tear down-build up project, creating your own rebuild etc, A Quantity Surveyor is independent, and has a wide knowledge, hiring one from town might be a good option, ... they might be called something different In the States.
